Although furniture isn't typically included when you purchase a home, staging with proper furniture and decorations makes a HUGE impact on the buyers purchasing decision. In fact, homes usually sell 80% faster when they are staged.
Most buyers are so excited by the overall look that the furniture gives in the home, they don’t actually think what their own furniture will look like in the property!
When a home is outdated and/or cluttered with junk. It is difficult for a buyer to picture living in an area since it minimizes the potential living space available. The same applies when the home has outdated furniture and decorations.
Next, you are going to want to stage the most important rooms: the living room, dining room, kitchen, bedrooms and bathrooms. It's important to display the proper functionality of each room. For example, don't use your spare bedroom as a storage space or as an additional closet.
Here you will want to make sure the furniture isn't too large for the room. By using furniture that is a bit too small or just the right size, it gives makes the room seem larger than it is. It's also very important to have a few decorations here and there - even better if they match the furniture!
For showings, make sure there is no mess anywhere - baby or dog toys, garbage, etc. on the table or floor, organize the couch and pillows to appear as if nothing has been touched or sat on and make sure all surfaces are clean.
The dining room is important since prospective buyers often picture their families eating dinner here as well as entertaining guests for special events and holidays.
The kitchen is the heart of the home - families often spend a lot of time here and it is the most important room in the house. Ensure all clutter is removed from the countertops and that they are washed down. You want your countertop space to look as large as possible.
Make sure to move the garbage, compost and recycling under the sink or in the garage - the last thing you want is a smelly kitchen!
Make sure each room is clean with no items such as clothes or toys on the ground. Make every bed before showings and remove all personal items. Ensure all closets are well-organized to show the maximum functionality of each closet.
There's not much you can do in the bathroom besides keep them clean. Remove or empty all garbages in the bathroom - the last thing you want is someone looking in there! Make sure the sink, shower, bathtub and toilet are all clean with no water or grime marks and wipe down the countertop and mirror area. Adding decorations in the bathroom are always a great idea as well.
